Beautiful French Stone Farm House, set in its own ground of 1.5 acres in pretty valley with far reaching views. Located on a quiet road, 5 minute drive from the market town of Sourdeval, or a 20 minute casual walk on the national walkway to town. The house was totally renovated approximately 10 years' ago, new electrics, plumbing, septic tank, and, as the house has only been used for our holidays, it is still in a pristine condition. Original oak beams, granite fireplaces, flagstone floor with underfloor heating. Hardwood double glazed windows. Hand crafted chestnut hardwood shutters on doors and windows. Ground floor - Open plan with central oak staircase. One side is a lounge with a granite fireplace into which is set a Clearview wood burning stove. The other side is a fitted kitchen with a table to sit up to 10 people and also has a separate utility room with toilet, basin, and washing machine. Satellite receiver for English television. First floor - Master bedroom with en-suite shower room, feature stone wall with granite fireplace. Second bedroom with en-suite bath room. Both with original exposed large oak beams. Second floor - Central staircase leading to 2 bedrooms with a shared bathroom with shower. Velux windows letting in plenty of natural light and views over the countryside. Heating - Geothermal heating and hot water (ground recovery system). Underfloor heating on ground floor with radiators on both the first and second floor. The geothermal boiler has connection points for the addition of a heated swimming pool. The pool unfortunately we have never got around to installing! Outside - Oak framed veranda with glazed roof and flagstone floor, one large open patio and one smaller covered patio. The garden is mainly set to lawn, with a hedged boundary. The large patio is backed by a large area of box balls, and also edged with ornamental crab apples. A band of lavender edges one side of the box balls. We have recently planted various fruit trees throughout the garden, apples, pears, and cherries. We also have a mature walnut tree and also cob nuts in the boundary hedgerow. Two large attached sheds, and independent boulangerie (used as store). The house has a modern mains water and electricity supply, however there is a well in the ground which we use for watering the garden. The house is situated close to an old railway line which has been converted into a walkway / cycle / horse ride route. One way takes you to Mont St. Michel and the other heads towards Caen. Sourdeval is a market town, one mile away, which has supermarkets, boulangeries, butcher, fishmongers, hotel, hairdressers, dentist, vet, builders' merchant, garden centre, banks, gift shop, a few cafes / restaurants, and more. Market day is every Tuesday. The larger town of Vire is 8 miles away, where there are a multitude of larger shops and facilities available, including a large indoor pool and cinema, etc. Mortain, with its famous waterfall, is a 10 minutes drive and has a variety of facilities. Lake Dathie is famous for its walks around the lake, as well as its golf course, is a 20 minute drive away from the house. There are various golf courses and fishing to be found locally. As with French legislation we have a current survey pack to go with the house.
